This guide will help refine your lead targeting by outlining Obie’s ideal customer profile and offering insights on common reasons for ineligibility.

Obie’s Instant Offering Guidelines

Serviceable Property Locations

*Availability: Obie operates in 49 states, excluding New York.
Limited capacity in coastal Florida, coastal Louisiana, coastal Texas, and the DFW area.

Ineligible Property Types: Manufactured/mobile homes, multifamily properties (5+ units), vacant land, commercial or mixed-use properties, student housing, and group homes.

Builder's Risk Product Overview

If your customer intends to make renovations to their home, they may need additional coverage on their policy.
Below are some common scenarios that would label these renovations major vs. minor.

For Major Renovations

Obie offers Builder’s Risk policies for properties undergoing major renovations. This coverage is essential during significant structural changes or system upgrades. Whether the project involves adding square footage, replacing critical systems, or making the home uninhabitable for over 30 days, Builder’s Risk coverage protects the property
from unexpected losses during renovation.

Builder’s Risk is an excellent option for investors managing large-scale renovations, ensuring they are safeguarded from demolition to completion.

How do I Know if a Project Requires Builder’s Risk?

Qualification questions will be asked during the quoting process to help determine if a project falls under major renovations and requires a Builder’s Risk policy. If so, an Obie agent will follow up to finalize the quote and ensure proper coverage is in place.

A standard Obie policy will suffice for minor renovations—such as cosmetic updates and some projects where the property remains habitable.

Important Coverage Limitations

Before offering a policy, double-check these limitations to ensure your customers understand the coverage they will receive and avoid any surprises. It’s also important to note that every policy is different, and these limitations may vary for each product.

Dwelling Coverage: Available up to $1.25m (or $1.75m in California).

Personal Property Coverage: Starts at $100k, with a maximum of $250k. Not available in all states or products.

Replacement Cost Coverage: Available up to 40% above Obie’s estimated replacement cost but can vary
state-by-state.

Coastal Restrictions: Properties within 1000 feet of a coastline are generally not eligible for Obie-branded policies. 

Policy Payment: All policies are paid annually; monthly payment options are not currently available.

If a Property Is Not Eligible for Obie-Branded Policy

If your customer's property doesn't meet eligibility for an Obie-branded policy, we have alternative coverage solutions through our extended carrier network. While these solutions may require more detailed underwriting, we are committed to helping provide necessary protections when possible.

What Happens Next?

The customer will be immediately notified if a property is not eligible for an instant quote during the quoting process. Depending on the reason for ineligibility, an Obie agent may follow up to gather additional details to create a more personalized quote through alternative means.
