Residential real estate covers properties with one to four units, like single-family homes and small multifamily, financed with standard mortgages and valued on comparable sales. Commercial real estate covers business-use property and any multifamily building with five or more units, valued on the income it produces. Residential is cheaper to enter and steadier; commercial costs more and carries more risk but offers higher income and longer leases.
